Pricewaterhouse Coopers Korpacz Real Estate Investor Survey  says,

“Even though the underlying fundamentals of commercial real estate are still sound, there are noticeable cracks forming in the foundation … As a result, there is a palpable sense of uncertainty among investors we spoke with and surveyed this quarter.”

The report is concerned with the following areas:

Retail: “Regions with significant population growth report relatively strong results, including West Coast markets such as Orange County, Los Angeles, Seattle, San Francisco and San Diego, as well as certain infill areas such as Suburban Maryland and Northern Virginia.”

Warehouse: New York City, San Diego , Los Angeles, Orange County California are of concern because the high costs per square foot.

Apartments are Hot!

Investments in Apartments are hot. There are more renters and they have to live somewhere.

The National Multi Housing Council says it’s about demographics. Apartments look like the place to be for real estate investors thanks to a growing demand for rentals, says the organization representing the industry’s largest firms.

There are many avenues to take when investing in commercial properties.  Investment grade real estate run the gamut from large industrial parks that are usually financed by a several investors to small vacation cottages for rent by the seashore.  Commercial real estate varies but is now a strong consideration in this environment.

Commercial real estate investments are stable following a record year in 2007, this is according to the latest COMMERCIAL REAL ESTATE OUTLOOK of the National Association of Realtors(R).

NAR Chief Economist Lawrence Yun says that the commercial real estate market is holding essentially even.

"We are seeing no significant changes in vacancy rates or rent growth, so the fundamentals in commercial real estate still seem to be respectable," he said. "Under normal circumstances, near-full occupancy coupled with positive rent growth would be of strong interest to investors, but we are not seeing that. The credit crunch has filtered into the commercial real estate market."

Investment in commercial real estate in 2007 was $427.2 billion, up 39.2 percent from the previous record of $306.8 billion in 2006; that total does not include transactions valued at less than $5 million or investments in the hospitality sector, based on analysis of data from Real Capital Analytics. NAR projects the investment dollar volume this year could drop by 30 to 40 percent, comparable to 2006 levels.

Chicago

Chicago, Illinois Real Estate shot to the top of the US office property markets in 2006 as investors ran from the east and west coasts towards better prices in Chitown.

The turnover amounted to more than 26m square foot last year in Downtown Chicago, nearly 3x over 2005, and shooting past midtown Manhattan’s property market. This from Cushman and Wakefield latest data.

Across the US office property sales were at their highest ever, with total sales volumes jumping 40.5 per cent to $134.9bn.

The National Association of Realtors reported Thursday that that sales of existing single-family homes and condominiums rose by 5.2 percent in February to a seasonally adjusted annual rate of 6.91 million units. This despite the predicte 5 % drop compared to last year.

The prices of homes sold in February rose to $209,000 for the nationwide median.That was 10.6 percent above the median price in February 2006.   

Economists believe that both new and existing home sales will dip by around 5 percent this year as rising mortgage rates cuts into demand.

But mortgage rates seem to have perhaps stagnated because of a drop in inflation. But Lereah said all indications so far were pointing to a gradual slowdown in sales to a more sustainable pace.

By region of the country, sales rose by 19.2 percent in the Northeast and were up 11.1 percent in the Midwest and 5.1 percent in the West in February. Only the South showed weakness last month with sales there dropping by 2.5 percent from the January pace.

Lereah said sales activity at present was really a "tale of two cities" with some of the hottest markets showing declines while some medium priced markets still posting strong sales gains.

He said that sales were down by double-digit levels in such hot sales markets as Phoenix, Fort Lauderdale and San Diego. He said, by contrast, sales were up by double-digit amounts in aeas such as Indianapolis, Albuquerque and Houston.

The hot real estate market of Los Angeles also includes hotels. The Millennium Biltmore, a Los Angeles landmark since 1923, has been put on the real estate sales bloc. As the hotel market heats up in real estate.
