A San Diego developer is offering a "buy one, get one free" deal, pairing million-dollar homes with less expensive homes. "We thought, 'Why does it just have to be on Pop Tarts and restaurants? Thousands of  Americans are flocking to small cities that offer opportunities, amenities, a lot more green space and a lot less stress.  Here are a few of the towns that were voted in the 10 Best Small Cities

The National Association of Realtors reported Thursday that that sales of existing single-family homes and condominiums rose by 5.2 percent in February to a seasonally adjusted annual rate of 6.91 million units. This despite the predicte 5 % drop compared to last year.

The prices of homes sold in February rose to $209,000 for the nationwide median.That was 10.6 percent above the median price in February 2006.   

Economists believe that both new and existing home sales will dip by around 5 percent this year as rising mortgage rates cuts into demand.

But mortgage rates seem to have perhaps stagnated because of a drop in inflation. But Lereah said all indications so far were pointing to a gradual slowdown in sales to a more sustainable pace.

By region of the country, sales rose by 19.2 percent in the Northeast and were up 11.1 percent in the Midwest and 5.1 percent in the West in February. Only the South showed weakness last month with sales there dropping by 2.5 percent from the January pace.

Lereah said sales activity at present was really a "tale of two cities" with some of the hottest markets showing declines while some medium priced markets still posting strong sales gains.

He said that sales were down by double-digit levels in such hot sales markets as Phoenix, Fort Lauderdale and San Diego. He said, by contrast, sales were up by double-digit amounts in aeas such as Indianapolis, Albuquerque and Houston.

Builders Say March New Home Sales Smash Record

March sales of new single-family homes surged by an unexpectedly strong 12.2% to an all-time high seasonally adjusted annual rate of 1.43 million units, according to Commerce Department figures released on April 26.

“This surprisingly good number shows there’s still plenty of demand in today’s new-home marketplace,” said NAHB President Dave Wilson. “It may be that higher mortgage rates pushed more fence-sitters to go for it last month, which often happens when further rate gains are expected.”

Sales in March climbed 22% in the Midwest, 13.8% in the South and 10% in the West. They declined by 9% in the Northeast.

“The strength of this market continues to surprise most experts, and March’s big acceleration in new-home sales was both unexpected and unaccounted for by our own builder surveys and other market signals,” acknowledged NAHB Chief Economist David Seiders. The number of new homes for sale fell about 1% in March, to a relatively thin 3.6 months’ supply at the current sales pace.

Construction of new homes and apartments rose 4.7 percent in January. As builders were enthused by continued low mortgage rates and broke ground on the largest number of new homes and apartments since February 1984, when construction starts hit an annual rate of 2.26 million units.

The Commerce Department reported Wednesday that builders began construction on 2.16 million units at a seasonally adjusted annual rate last month, compared with a rate of 2.06 million units in December.

Luxury Estates

USA Today reported that their were 28 homes selling for $10 million or more in 2004, up from 18 in that price range in 2003.

The most expensive is the $75 million home in the Hamptons. It sits on 60 acres with 14 gardens and three ponds, in addition to the 18-hole golf course.

Also on the market is a $65 million, 11,000-square-foot home on Belvedere Island, with sweeping views of San Francisco Bay. 

Many of the high-end prices are in traditionally high-end markets such as New York, San Francisco and Palm Beach, Fla.

New Homes

According to NAR, citing Builder,most buyers prefer newly built homes over resale properties because they are easier to maintain, giving them more free time for family activities.

New-home buyers also like that they can personalize the residence in terms of colors, carpeting, and fixtures, among other elements. Additionally, new home owners like open, flexible floor plans and tend to live near similar neighbors. New homes also come with warranties, the ability to easily install the latest technologies, and energy-efficient systems that lead to lower utility bills.

Some buyers like that nearly all new homes experience rapid price appreciation. Moreover, they do not have to worry about asbestos, lead paint, old wiring, and other hazards that may surface in mature dwellings.
