So you take a listing & put it on the MLS. What else could you do to energize your listing campaign?
How about putting your new listing on it's own web address?
So if you are selling 123 Mockingbird Lane, go to a Registrar like Godaddy.com and see if www.123mockingbirdlane.com is available.
Now take a ton of pictures, add some audio even. Heck, if you are savvy enough add some video. Put it up on the web with easy tools like Frontpage. And it adds a pride of ownership and perceived value for your seller. Plus it also serves the dual roll as a great housewarming gift for your buyer who wants all the family to see his/her new home. And of course your logo "powered by Tim O'Keefe real estate" is right there for them to call for their real estate needs.
Total Cost? About $8.00 for the URL, $25.00 for the years worth of hosting, and thirty minutes of computer and picture work. I can't believe more agents don't do this.

Alright, now you have a website, what then...online promotion is not that cheap, and just having a website does not guarantee anyone will see it, never mind people in the properties city or even state.

So post the web address on the MLS and also on the homes sign post. Then people checking the neighborhoods they like will have YOUR website to reference at home online. Add the homes web address to ALL your regular print ads (newspaper, brochures, caravan and Homes Magazines) and YOUR web page and services are right in front of them! Brilliant!

I've seen this once somewhere else before, I think it was a feature on a real estate website you can purchase. It seems like a neat marketing idea you can offer your customer or client, but how effective can or will it be? What are cheap and reasonable methods for exposure? And yes, a video tutorial would be great!

Having a site for each listing is a great idea.
Not many people will see the site but the person who winds up buying will probably be one of them.
I'd recommend some tools from Google as a good way to get started. Blogger (http://blogger.com/) makes it very easy for non-geeks to make sites. You can have an address like [email protected] for free.
All you have to do is include the web address in print ads and you turn a 4 line newspaper ad into a full brochure.
Picasa (http://picasa.com/) and Hello make it easy to add pictures. Google is experimenting with a video upload service.
